Sleeping arrangements The bedroom features a queen bed positioned for restful nights and garden views, along with a spacious wardrobe for longer stays. A queen sleeper sofa in the living area offers an additional sleeping option. The bathroom is accessed directly through the bedroom, so guests using the sleeper sofa will pass through the bedroom to reach it. Bathroom The spa-inspired bathroom features a bathtub and walk-in shower with limestone floors, complemented by radiant heat that makes mornings and evenings feel especially comfortable. Bathroom essentials are provided for your stay. Kitchenette & dining Designed for simple meals and easy mornings, the kitchenette provides space to refrigerate and heat food. A dining table offers room for casual meals or remote work, and coffee is provided so you can ease into the day without stepping outside. Entertainment & connectivity The suite includes Wifi, an Ethernet connection, and a 50 inch TV with streaming via Netflix and Apple TV. Please note there is no full stove in the unit. The kitchenette includes a cooktop, microwave, convection oven, refrigerator, and essentials for light meal prep. We live in the main home above and do our best to remain quiet and respect your privacy. We’re nearby if you need anything and always happy to help. Laundry is available for guests staying 7 nights or longer—just check with us to coordinate a time. For shorter stays or added convenience, Bubble Up Laundry is located just two blocks away at 1364 Church Street, open daily from 7 AM–10 PM (but check online before heading over). The apartment is accessed via a slightly steep 6-foot driveway. You’ll enter through the garage and then use the private side door entrance to the garden apartment behind. Please do not park in, near or along the red-painted curb directly outside the driveway, as it is a red zone and may result in a ticket. It's also an active driveway and needs access 24/7

-No parties or events of any kind are allowed here -Out of respect for our Neighbors: Quiet Hours are between 10pm - 8am -No shoes inside (flip flops, slippers, socks are fine) -No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling) -Turn off lights, TV, heater, & stove when not in use -The property shall not be used by more than the number of adults and children listed in your reservation. -No pets allowed -Conserve water, California is currently in a drought -Recycle & Compost if there are receptacles in the unit -Please consume or take all leftover food. Extra food beckons little critters and bugs! -No commercial photography or filming is permitted on the property. -Please only deposit toilet paper in the toilets, SF has small pipes (no baby/adult wipes, floss, tampons, etc...) -Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. -A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests. -On check-out, if property has a key, return it to the lockbox. There is a fee for misplaced keys, or for keys left in the unit. -During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills. -Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Noe Valley is in the geographic center of the city, between Diamond Heights and Twin Peaks on the west and the Mission District on the East. Noe Valley has many good restaurants and shops on Church and 24th street. Mission Street area and the Castro are both a moderate walk away and offers a variety of restaurants, bars, shops, and interesting walks. More information We are probably 20 minutes from the Opera house and symphony hall and the Civic Center by car or take the J-Church streetcar.

Staying at Jana's place was great. I got accommodated with a last minute booking, and the place had everything I needed. Bathroom was probably the coziest I ever had, and I travel a lot. Location is great - streetcar stop is right next street, it's close to Noe Valley village on 24th, and it's easy to walk to/back from Mission. Recommended!

Getting to the entry required descending a very steep driveway and then walking through the garage, all of which had us thinking maybe we had made a big and costly mistake. (We had booked the place for a full week.) But once we entered the apartment itself we were charmed. Even in chilly and rainy December the garden was delightful. And Jana was a great host: very responsive and helpful. We would definitely stay here again!

Excellent location . French doors open to beautiful garden area . Very clear instructions for everything. I contacted Jana because it was a little chilly in the apartment . She quickly responded and brought me a space heater , which more than took care of the problem . I would definitely recommend staying at Jana’s place .

Find us

The J-Church streetcar stop is a about a block away, and travel time to downtown is around a 1/2 hour to the end of Market (the Embarcadero). The 24th Street BART station is about a 15-20 min walk.
